Quick answer
What buyers should know
Confirm the private pool on the exact residence plan and floor plate, then ask about dimensions, waterproofing, drainage, filtration, access, privacy, maintenance responsibility and service charges. A terrace render alone is not proof of a pool.
01
Verify the exact pool residence
Goldcrest Breeze publishes selected upper-level terrace homes with private pools across the 17th to 28th floor band. Individual examples include one-, two- and three-bedroom plans, but not every terrace residence has a pool.
Ask for the precise TP or apartment code, floor, plan and schedule row. The floor drawing should show the pool notation for that residence.
02
Ask the technical questions before the lifestyle questions
Find out who maintains filtration and waterproofing, how drainage is handled, which equipment sits within the residence, whether access is needed for maintenance and how water use is billed.
Request final specifications in writing. Pool dimensions and terrace widths vary by plan, so do not apply one published example to every private-pool home.
03
Understand privacy and use
Study neighbouring terraces, tower curvature, parapets and access from living areas. Ask what can and cannot be added to the terrace and whether building rules limit furniture, shade structures, events or modifications.
Consider climate and actual use. A pool adds a distinctive experience, but it also adds cleaning, safety and upkeep decisions that a standard balcony does not.
04
Compare the premium honestly
Compare a pool residence against a similar non-pool terrace home by total price, usable internal layout, facing and operational cost. The better choice depends on how much value your household places on the private outdoor space.
For rental plans, do not assume the premium automatically produces a particular yield. Use current comparable evidence and include vacancy, maintenance, management and tax in the assessment.
